In the face of ongoing interest rate hikes and consumer market uncertainty, a recent report reveals that buyers and renters are adopting a “wait-and-see” approach, choosing to explore options within their own backyards rather than venturing interstate. Little Hinges, a virtual tours platform, analyzed over 300,000 virtual inspections conducted in March, finding a decrease in the percentage of interstate buyer and rental inspections across major cities for the first time in 12 months.

Decrease in Interstate Inspections Across Major Cities

On average, major regions throughout Australia witnessed a decline from 24.6% to 22.6% in the number of properties inspected from interstate. However, Sydney and the Gold Coast defied the trend, experiencing a slight increase in interstate buyer and rental inspections on a monthly basis.

Chief Marketing Officer Mike York acknowledges that although one in four inspections still originates from outside the property’s state or territory, the prevailing market uncertainty is impacting both renters and buyers. This uncertainty has led to a preference for staying close to home or postponing significant interstate moves.

April marked a turning point as the Reserve Bank of Australia halted its series of rate hikes, leaving the official cash rate unchanged at 3.60%. This decision by the central bank could potentially shape inspection trends, with a possibility of a rebound in April or a shift towards a new normal for the foreseeable future, as suggested by Mr. York.

Market Uncertainty: Regional Queensland Defies the Trend

Despite the overall declines, the Gold Coast, Sunshine Coast and Hervey Bay continue to attract strong interest from interstate buyers. The report highlights that 37% and 30% of inspections in these popular lifestyle areas, respectively, originated from outside Queensland.

While the percentage of international inspections also declined during the period, from 6.8% to 6.3%, the interest of international buyers in Australian properties remains substantial, particularly with the recently announced changes to international migration programs. Notably, Brisbane, the Gold Coast, and the Sunshine Coast witnessed a 1.6% increase in international buyer interest, translating into thousands of additional prospective buyers in Queensland alone.
