The HomeBuilder Grant is a short-term Federal Government incentive aimed at assisting the recovery of the construction market after the COVID-19 pandemic. Eligible owner-occupiers (including first home buyers) will receive a grant of $25,000 to build a new home or renovate an existing home.

You certainly can apply for the HomeBuilder Grant so long as you meet the eligibility criteria. However, the grant cannot be used for investment properties or owner-builders.

Your mortgage broker will apply for the HomeBuilder Grant through the Queensland revenue office as part of the finance application process. Once the National Partnership Agreement has been signed by Government officials; you will be well on the way to your new home journey.

To access the HomeBuilder Grant; owner-occupiers / home buyers must meet the following eligibility criteria:

• be a natural person (not a company / trust);

• aged 18 years or above

• be an Australian Citizen.

• meet one of the following two income caps: 
$125,000 per annum for an individual applicant based on your 2018-19 tax return or later; or $200,000 per annum for a couple based on both 2018-19 tax returns or later.
• you enter into a building contract between June 4 2020 and December 31 2020 to either:  build a new home as a principal place of residence, where the property value (house and land) does not exceed $750,000; or  substantially renovate your existing home as a principal place of residence, where the renovation contract is between $150,000 and $750,000, and where the value of your existing property (house and land) does not exceed  $1.5 million.

The HomeBuilder Grant is available for building or new home sales contracts signed between June 4 2020 and December 31 2020. Construction or renovation must commence within three months of the contract date. The New HomeBuilder Scheme will increase your deposit, although this does not necessarily mean you will be approved or can go to just any bank or lender for finance as you will still need to fit their particular lending criteria. These componants do vary amongst different lenders but typically include the following: age, income, credit history and number of dependants.
