According to research, two-thirds of property sellers hire the first agent they speak with. While I’d like to believe it’s because all real estate agents are fantastic, I know this isn’t the case. Here are 15 questions to ask a real estate agent when selling your home:

Last year, how many properties did you sell? This year, how many have you sold? How many occasions did you represent the Seller vs. the Buyer out of those?

Working with an experienced real estate agent who is actively engaged in the market is critical: what’s going on right now and how can that affect your sale? Hire a listing agent that is knowledgeable with the attitude of buyers who are currently looking for a house, current pricing techniques, and current marketing and staging best practices. Agents that sell a few properties a year don’t have the depth of experience or up-to-date expertise to best represent you— and if they usually work with buyers, they may not understand the selling process.

You want to make sure your home is found because 93% of buyers look for a home online. Where are they going to put your house on the internet? What is the amount of traffic that their website receives?

Stay away from the agent who promises to be able to take amazing shots with their iPhone (even if it is the iPhone 14). Great agents engage top photographers, invest in HDR photography, interactive tours, and know that the initial impression made online is absolutely crucial.

What kind of results have you had with previous sellers?

You’re looking for real figures that can be easily backed up with evidence. Ignore internal accolades; what you really want to know is how their initiatives have benefited their previous Sellers.

Don’t make the mistake of hiring the agent with the highest number— this is an old-school tactic that many agents adopt to get employed.
