Real Estate Broker vs Agent vs Salesperson— What's the Difference?
There’s often confusion regarding what the actual difference is between real estate brokers, agents, and salespeople here in Australia, especially Queensland as there have been substantial differences in real-estate course licensing amongst each state up until recently.
The terms real estate broker and fully licensed real estate agent are in fact interchangeable as both refer to fully licensed agents. A real estate salesperson is substantially less qualified.
A real estate agent holds a higher level of qualification than a salesperson and can operate his/her own Real Estate Agency as the principal agent.
It can be confusing as colloquially people often refer to real estate practitioners as “agents” in general terms despite the clear distinction between “agent” and “salesperson”. Unlike a full real estate agent that typically works solely on a commission basis, real estate salespeople are real estate agency employees on wages.
We currently have five fully licensed real estate agents working with us, and a sixth one that has recently completed his full licence.

Real Estate Salesperson / Property Management Course – The Real Estate Certificate
Entry Level Requirement CPP41419 – Certificate IV in Real Estate Practice (12 modules)
The Real Estate Certificate is the entry-level requirement in Queensland that allows Salespeople and Property Managers to become employed by a licensed Real Estate Agent.
*You cannot work independently with a Certificate, only those with a Full Real Estate Agent’s Licence can do this.
**A real Estate Salesperson is an employee of the real estate agent.
A Real Estate Salesperson Registration Certificate Allows You To:
buy, sell, exchange, or rent houses, businesses, land, or any interest in these
manage their place of business (except the principal place of business), unless you are registered with conditions
negotiate on behalf of a buyer, seller, landlord, or exchange or rent houses, businesses, or land
show property to potential buyers
inspect and assess property for sale or rent
advertise a property for rent or sale (includes setting up signs)
open up a property for inspection for sale or rent.
You May Not:
*conduct auctions
*operate trust accounts
Full Real Estate Agent Licensing Course – The Full Real Estate Agent’s Licence

show property to potential buyers
inspect and assess property for sale or rent
collect rent on behalf of a landlord
advertise a property for rent or sale (includes setting up signs)
open up a property for inspection for sale or rent
manage an apartment complex and sell any units independently, without having to work through an established agency
operate a trust account on behalf of sellers and buyers
*You may not auction property under this licence as you will need to also complete an auctioneer’s cours
